Preity Zinta has put down a 1,500 sq ft in Pali Hill, Bandra, in what is shaping up to be a calculated play in the Mumbai rental scene. With a two-year lease at Rs 6 lakh a month, it's a case in point for how some in the limelight are making the most of redeveloped property while keeping their options open.

She has opted to rent in Pali Hill instead of put down roots with a purchase. The two-year deal she has put her name to will see her pay Rs 6 lakh to start and then a bit more. It’s a move that speaks to the kind of demand you still find at the top end of the market here in Mumbai.

Why this one in Pali Hill is worth noting

You don’t have to look hard to see Pali Hill is where the marquee tenants are, and Zinta is no exception. After a run of high-value sales in Bandra, her choice to lease is a nod to the kind of practicality even seasoned owners in the neighbourhood are showing these days.

It puts a fine point on the pricing power of a Bandra (West) landlord, for one. For the star, it’s part of a well-worn formula: let go of a few assets for a good price and make sure you can move when you need to with a short-term lease.

The details of the deal

We’ve seen the paperwork from CRE Matrix. Zinta has a 1,500 sq ft in the Art Veda building, complete with 100 sq ft of parking. She is leasing it from MS Union Land and Building Society Ltd on a leave-and-license basis as of May 27, 2026.

– A step up to Rs 6.5 lakh for the 12 months after that

We were unable to get a word from either side on it. But it is in line with the way top Pali Hill deals are done: you want a solid deposit and a clear path for the rent to go up to be sure of your tenant.

Putting it in context with her other moves

If you check the records, you’ll see she was in the market earlier this year, offloading a Pali Hill apartment for Rs 18.50 crore. That one was given to her in April 2025 as part of an old building’s redevelopment, so this makes two in as many months.

Then in November 2025, there was a 1,474 sq ft on the 11th floor of Rustomjee Parishram that she put on the block for just over Rs 14 crore. And the trend has held into 2026 with another from the same floor.

March 2, 2026, saw her sell a 1,770 sq ft to Priya and Rajeev Nagar, who are US citizens of Indian origin. The papers show a stamp duty of Rs 1.11 crore and a registration fee of 30,000 to close the book on it.

From redevelopment to a sale

All of this goes back to a 2023 agreement with the society and Keystone Realtors/Rustomjee. Under that, she was made a Permanent Alternate Accommodation. What has followed is a straight line from the handover to the cash register.
