Property records show Sonu Nigam sold more than 1.9 hectares in Karjat, which is close to Mumbai, for approximately Rs and 1.95 crore. All four of these sales were officially recorded on April 7, 2026, and the stamp duty (a tax on the sale) came to Rs 11.70 lakh. The land is in Savele village in the Raigad district, not far from the new Navi Mumbai International Airport.
The deal at a glance
The four pieces of land add up to 1.938 hectares and all together sold for about Rs 1.95 crore. They were all transferred to the new owners on the same day, meaning the Nigam family decided to sell them all at the same time. Different people bought each of the four individual pieces.
The stamp duty is shown on the paperwork from the official recording of the sale. Savele village in Karjat is in an area with more and more homes and places to relax, and has drawn the attention of developers (companies that build things) and people buying a second home.
Breakdown of the four transactions
The biggest piece of land was 0.718 hectares and sold for Rs 75 lakh. Two middle-sized pieces, at 0.607 and 0.405 hectares, each sold for Rs 50 lakh. A smaller plot of 0.208 hectares went for Rs 20 lakh.
When you put all four sales together, they brought in Rs 1.95 crore. The fact that the pieces of land are different sizes and were bought by different people suggests they were either broken up to be sold to many individual buyers or sold to people who each have their own specific plans for the land.
Why Karjat is attracting investors
In recent years Karjat has become a place where people are investing in land and buying second homes. Because the roads have been improved (including Atal Setu) and it’s near the Navi Mumbai International Airport, it now takes less time to get there, and new areas are opening up for building.
Karjat is approximately 50 to 100 kilometers from the main parts of Mumbai. Depending on where in Mumbai you start from, it takes between 90 and 180 minutes to drive there. Builders are starting projects for villas and farmhouses, and estate agents in the area say that land costs roughly Rs 1,000 to Rs 7,000 per square foot, depending on the exact location and the quality of the building work.
Context: Sonu Nigam’s recent real estate moves
This sale is one of several property deals Sonu Nigam has been involved in over the last year. In 2025, he leased (rented for a long time) a business space in Santacruz East, Mumbai, for over Rs 12.61 crore for the five year length of the lease. And at the start of 2026, his father bought land and a small building on Madh Island for Rs 10 crore.
These actions show the family is still actively involved in the Mumbai property market and are strategically interested in owning things both within the city and on the edges of it.
Market implications and outlook
The sale is an example of what some people in the field are calling ‘Mumbai 3.0,’ a gradual move of people and businesses to the areas around the main city. The government is supporting building projects and offering incentives (rewards) to spread out growth and take some of the strain off central Mumbai.
For people who own land, breaking it into smaller pieces and selling it can give them money and be less work to manage. For buyers, Karjat offers the chance of a cheaper second home or to buy land hoping to make money as the area around the airport develops. People are watching to see how prices and new building projects change as the building projects continue.
Sonu Nigam hasn’t publicly said anything to confirm the sales. However, the details in the property records clearly show a well known owner selling some of their land in a rapidly developing area on the edge of Mumbai.
